In this current economic climate we at Snagit Murcia are committed to providing our clients with a cost effective way in which to ensure that any property purchase in Spain goes as smoothly as possible. Many of you will be currently sourcing mortgages, insurance and furniture packages, all of which take time, cost money and can add to the stress of the purchasing process. We at Snagit Murcia are here to provide help. Having lived in Spain for several years and during this time purchased, sold and built our own property we are able to answer most questions. We have also snagged hundreds of properties in the Murcia area.
You may think that paying for a snagging service during this economic climate is a luxury rather than a necessity. We would however say that, now more than ever, making use of a service like ours is paramount if you are to save yourself time and money in the months after completing your property purchase.
Developers normally assign a snagging date a few days before your date of completion. This means that you will have to come over to Murcia several days before completion involving more time away from work and also increased accommodation costs. Once the initial snags are completed, you will then have to return to Murcia to complete a 2nd inspection visit, again incurring time and additional cost. After the 2nd visit if the property is still not 100% complete you may have to return a 3rd and in some cases a 4th time. If you add up the time and money spent the cost of employing a professional snagging company such as Snagit Murcia is very little. In fact just one trip is often more than our total fees.
Our property inspection visits are conducted with a representative of the developers and in some cases the client also wishes to attend. During the visit we check the property is finished to the specifications and standard that you agreed with the developer when first purchasing the property. We highlight all the areas where we feel that either the finish is not acceptable or the fittings are damaged or not functioning as they should. After the first visit a report is written and submitted to both the developer, client and if required their legal representative. Each developer has a timeframe in which they agree to remedy the snags and when these have been rectified we then return to conduct the 2nd inspection. We are finding that in 75% of cases a 3rd, and sometimes 4th, inspection is required. At each step of the process the client is updated with developments and they can therefore be assured that someone is looking after their interests.
During the last year we have worked on many resorts in Murcia including, all Polaris World Golf Resorts (La Torre, Hacienda Requelme, El Valle, Los Naranjos, Jardines, Condado de Alhama Penthouses and Terrazas de la Torre), Roda Golf, Peraleja, Sierra Golf, Hacienda del Alamo and many others. We are therefore experienced in providing snagging services for many different property types.
For clients who are purchasing a property on a Polaris World development you can be reassured that we are currently the main supplier of snagging services to clients on both the Condado de Alhama resort and also Terrazas de la Torre. We have built up a good working relationship with Polaris and are therefore able to assist clients with any issues quickly and efficiently. Our business, particularly with Polaris, has grown mainly through word of mouth and we have many clients who are happy to act as referees.
Any client who is due to complete on either Corvera Golf and Country Club or Mar Menor 2 can book your snagging now and leave the hassle of organising this to us, thus removing one piece of paperwork from your ever growing completion folder. We are also happy to send clients who require it recent photographs of these developments. We own property on Mar Menor 1 so know the resort extremely well.
Due to client demand we have also started to offer an additional service to clients once they have completed on their chosen resort and property. We are now able to offer clients the use of tradesmen, who are able to assist with all those little jobs that you just do not want to be bothered with whilst on holiday. The type of services are the fitting and supply of shower screens where not supplied by the developer, lights, bathroom fittings and any other job which we may be able to assist with. Prices
Our prices are based on the size of the property to be snagged. The prices below are examples of the smallest properties. So for example if you are purchasing a 3 bed apartment on the Polaris World Condado de Alhama Resort we will charge 250 euro’s, as these properties are all identical in size. For a 3 bed property on the Polaris World Mar Menor 2 Resort the price would be slightly higher as the apartments are larger and of a different specification. All clients who are completing on Corvera Golf and Country Club please contact us for our individual price list for each property type.
Our standard service starts from:
• 1 bedroom apartment 225 euro’s
• 2/3 bedroom apartment 250 euro’s
• 3+ bedroom apartment 300 euro’s
• 2 bedroom house 300 euro’s
• 3 bedroom house 350 euro’s
The above prices include the initial inspection visit plus the subsequent visits to check all remedial work has been completed. We will also provide a written report and photos if necessary.
